425 dwellings, masterplans and urban planning - Warfield, Berkshire
In 2017 I identified an area of land that had an Allocation for 425 houses in Warfield, near Bracknell. The site was called Warfield Area III and it was part of the 2000 homes allocation that was approved in 2010. The land in question was split into 16 ownerships, all the parcels of land were different sizes, ranging from 10 to 130 dwellings.
The site had been deadlocked for 10 years. It was deemed too complex to take on for some of the larger developers. I was asked to bring together the landowners and a developer who had a long-term contract with two of the larger landowners.
Through very careful planning, I made approaches to all the landowners and met with them to discuss their requirements. After 12 months, we pulled together 5 landowners and worked with the larger housebuilder to start work on the Masterplan.
I instructed all the consultants required to submit a Masterplan – Drainage, Highways, Trees, BNG, soil testing, planning consultants and architects. It was a series of very complex constraints.
In 2019 we were ready to submit the Masterplan, but unfortunately covid took place and the proposals where shelved.
5 years later and the Masterplan is now back submitted with Bracknell Forest.
