How we helped a previous client
We were approached to help an elderly person leave hospital. The Doctors would not discharge him because there was no one home to care for him. We arranged for a private care company to provide 24 hr care at his house. This allowed him to leave hospital and recover. He had lived in his house for 40 years, but the house was not longer suitable for his needs. We arranged for a number valuations to happen and with our clients input, we instructed a local agent to market the property.
The house needed decluttering, updating and prepping for viewings. We carefully managed this process with the client. While the property was on the market and viewing were happening, we were able to work with the client to find a suitable care home to move to on central London. The care home had 1 bedroom apartments for rent, which provided the perfect amount of care for his needs, with the ability to increase the level of care if needed in the future.
After a few weeks we received a number of bids from prospective purchasers. By looking at the Buyers we were able to whittle down to 1 family who were in rented accommodation and were able to offer an acceptable purchase price and move within the timescales required.
We arranged for the client to move house into the rental apartment in the care home. We arranged for all his belongings to be moved with him and the rest of the furniture was given to charity. The house was professionally cleaned and the purchasers survey happened. One of our experts was present when the surveys happened. This turned out to be very important, as we suspected.
The purchase price was agreed at £670,000 months before, but a few days before exchange the Buyer raised concerns about the roof tiles highlighted in their survey. The cost of fixing the issues in the roof was estimated at £30k. the new purchase price was £640,000. This last minute ‘chip’ was going to be conceded by our client. Afterall, he was already in his new home and felt he had no other option. As we were present for the survey, we knew that there was nothing wrong with the roof tiles. We advised our client not to accept the chip and we pushed back directly with the agent. We informed the Buyers that their offer was refused and that we would remarket the property. Within 24 hrs the sale was back on at the full asking price. We saved our client £30,000. Our fees in this whole 6-month process were less than 10k. Money well spent by our client instructing an expert to act on his behave. Estate Agents wont deal with this for you, they only want the sale to continue.
